Air Terminals: The First Point of Contact

Air terminals, commonly called lightning rods, are mounted at strategic high points across a commercial roof — parapets, ridgelines, and any equipment that sticks up above the main roofline. Their job is to intercept a lightning strike before it reaches the building's structure, giving the rest of the system a controlled, predictable path to work with instead of leaving the point of contact to chance.

Conductors: Moving the Charge Safely

Main conductors are the heavy cable that carries a strike's electrical energy from the air terminals down to the grounding system. On a commercial building, conductor runs typically have to cover more roof area, more roof penetrations, and more structural obstacles than a residential system, which makes correct routing and secure connections especially important — a poorly routed conductor can create sharp bends that reduce the system's effectiveness.

Grounding Electrodes: Where the Energy Goes

Grounding electrodes, or ground rods, are driven into the earth to disperse the electrical charge safely away from the building. How well this works depends on soil conditions, rod depth, and correct placement around the building's perimeter, which is why grounding is tested rather than assumed to be adequate just because rods are in the ground.

Bonding: Closing the Gaps

Rooftop equipment — HVAC units, ductwork, vent stacks, and similar metal fixtures — needs to be bonded into the lightning protection system. Without bonding, a strike can jump to unprotected metal and find its own path through the building instead of following the intended route to ground, which is one of the more common gaps found in commercial systems that have had equipment added or replaced over the years.

Surge Protection Devices

Surge protection devices are a separate layer that guards a building's electrical and data systems from the power surges that travel in on utility and data lines during a strike. They protect equipment and wiring, working alongside the air terminal, conductor, and grounding system rather than replacing any part of it — a building can have a well-grounded lightning protection system and still lose sensitive equipment to a surge without this additional layer.
